Building evaluations are designed to determine the present physical condition of the subject property and provide a professional opinion regarding existing conditions and future anticipated issues, which may result in a financial risk or liability to the Client on existing properties or properties under consideration for purchase. The process includes a visual walk-through to observe the existing conditions along with the review of available construction documentation, public records and current budgets. This information is then evaluated and compiled in a report and presented with recommendations for repair and related cost estimates for same if desired. If issues are observed that cannot be determined through visual observation alone; we will coordinate with related professional structural, mechanical, electrical, civil or other licensed engineers related to the issue as required to complete the report.

 In the event of water infiltration damage; we will perform a careful visual assessment of the building and the damaged areas, and will report on our findings; and help you to develop an appropriate course of action for remediation of the problem areas. The scope of the remediation will depend largely on the findings of the visual assessment. If microbial contamination is suspected from visual indicators or occupant symptoms, we will develop hypotheses from our initial assessments and develop a sampling strategy to locate the sources of the contamination and the pathways by which they are finding their way to the occupants. If the water source has been active for some period of time, there is also the potential for structural or building material damage which will also need to be addressed. It is important that you protect your interests when dealing with a water damage claim to your insurance company. You will want to assure that all of the damage has been documented and the problems are corrected properly and fully. In some cases, extensive damage can be present with only limited visual indicators. In the event that microbial, lead, asbestos or other contaminants appear evident; and/or structural or mechanical damage is likely; we can assist with and coordinate the testing and verification for the related contaminant; and arrange for and evaluate inspection reports from professional licensed structural, mechanical or related engineers; to provide an accurate assessment of any contamination and/or damage that requires remedial work and the related costs for same.
